Stores Prices
There are five stores in total: three smaller stores (59 m2 each) priced at $300,000 each; the larger store (89 m2) is priced at $375,000, and the largest corner store (100 m2) which is priced at $425,000.
Important Notes:
- The first (corner) and the second store are allocated two parking spots each, while the third, fourth and fifth store are allocated one parking spot each, all on the main floor.
- Each store can use up to 20 Ampere from the building electric generator.
- Prices are subject to changes depending on the size of the down payment and the size and ease of remaining payments.
Apartments Prices
Special Apartments Prices for the Period January to December 2018
Apartment prices vary depending on size. The price for the smaller apartment on the first floor starts at $330,000, while it is $453,750 for the larger apartment. There will be an increase of $3,500 (smaller apartment) and $5,000 (larger apartment) the higher the floor. For example, the second floor prices are $333,500 for the smaller apartment and $458,750 for the larger apartment, and the third floor prices are $337,000 for the smaller apartment and $463,750 for the larger apartment, and so on.
Important Notes:
- The smaller apartment on the western side is 120 m2 in total (including the inside apartment, balconies, walls, flowerbeds, void area, and the apartment share of the stairs case) has two bedrooms (one of them is Master bedroom with its own bath), a formal living room (i.e., a salon), a closed balcony converted into a dining room, a closed balcony converted into a family room, a kitchen, and a second full bathroom.
- The larger apartment on the eastern side is 165 m2 in total (including the inside apartment, balconies, walls, flowerbeds, void area, and the apartment share of the stairs case) has three bedrooms (one of them is Master bedroom with its own bath), a formal living room and a family room, a large closed balcony converted into a dining room and a second living room, a kitchen, three bathrooms, and a maid room with its own bathroom.
- Each apartment has one independent parking spot.
- The Mezzanine is suitable for a children play hall and a meeting room.
- The building is enabled to meet the necessary conditions for protection from earth quack, lightening, and fire hazards, and it is equipped with two elevators and two electric generators.
- Some apartments can benefit from a storage room (cave) in the lower basements for extra cash.
- Prices are subject to changes depending on the down payment and size and ease of the remaining payments.
- The building has a mezzanine floor, and as such, the first floor position height is equivalent to a second floor in other buildings.
Your Simplified Payments Schedule
To make your purchasing plans practical and to facilitate payments, we have developed a simplified payment method that is largely linked to the various execution stages of the project.
Here are some details:
- The scheduled payments described above may be modified to suit the prospective buyer circumstances.
- The scheduled payments size and timing described above would be modified depending on construction progress.
- In case of the prospective buyer opting for “RENT TO OWN” agreement with the owner, the scheduled payments described above would be modified accordingly.
- In case of the prospective buyer securing a bank loan, the scheduled payments described above would be modified to meet the lending bank schedule.
- Should the buyer asks to receive/open the store before the issuance of Iskan Permit subject to our prior approval, then the entire sum of all scheduled payments combined up between the date of the requested store receipt and the date of Iskan Permit as shown in the above table becomes immediately due.
Rent to Own

Steps that you need to follow to benefit from the seven-year “Rent to Own” plan:
- Step 1: you pay 20% of the full price at the time of signing the “Rent to Own” agreement, and 30% in instalments over the period until the project is completed and the “Iskan Permit” is secured (i.e., in almost two years from signing the “Rent to Own” contract).
- Step 2: you complete the purchase within three month from the call to transfer ownership title to you by paying the remaining 50% of the full price; OR you receive the apartment and extend the contract an additional five years (i.e., sixty months) by paying: monthly rent (equivalent to 1/12 of “Qimeh Taejirieh” as per City Zoning) plus sixty equal monthly payment toward the remaining balance,
- Step 3: at the end of the five-year rental period, you pay the outstanding balance after deducting the (50%) of the rent accumulated over five years that you have already paid, after which the ownership title is transferred to you.
