The execution description for the entire building (i.e., the three basements, the ground floor, the technical floor, and the fourteen repeated floors) is subject to the Bureau De Control approval. Moreover,
- As stated earlier, the building is of high standard specifications.
- Water well for the apartments’ use, if permissible and possible, and if water is available at 150 meters below ground level, and is equipped with a water pump (made in Italy).
- One power generator to provide the apartments needs in case of power failure for common services with silent and emission control and a separate fuel tank.
- Two automatic lifts (Fuji European specification compliant with ENATI conditions), variable speed (not less than double speed 1.6 m/s), collective with deluxe cabinet and automatic door with UPS allowing passengers, in case of power failure, to reach the nearest floor until the generator is on.
- One parking spot for each apartment in the lower basement floors as ruled by construction permit and city code.
- Common 20,000 liters water tank (or two smaller tanks) in one of the basement floors, and another common roof water-tank with total capacity of 10,000 liters distributing water onto individual apartment tank 1,000 liters each with two-horse power water pump.
- The main gate on the ground floor is independent and has a steel or aluminum gate with glass along with a door opener accessible to each apartment as well as the concierge. The main gate floor is marble, and the ceiling is decorated with plaster (gypsum) and hidden lighting.
- The building roof-top floor is made of cement and fortified by steel well slanted to drainage after putting PU or tar roll above which mosaic tile is installed with special sealer against water leak and heat-resistant to the 14th floor.
- Note: Water Connection and fees for water and EDL metric index systems as well as the satellite/antenna for the whole building are borne by owners.
- Note: Any change in apartment specification as shown earlier are the sole responsibility and full expense of the apartment buyer. Such changes as requested by the buyer at the time of construction and shall be fully paid in cash and in advance.
